The "CASSIOPEIA" VILLA COMPLEX is of stunning quality and extremely beautiful under construction development consisting of only 13 detached chalets with unique style and design. The "CASSIOPEIA" holiday village is situated in the southernmost part of Pamporovo resort, at an altitude of 1,320 m. The view revealed when a person looks outwards from the complex is a view of the emblematic rounded hills of the Rhodope Mountains, overgrown with spruce and pine forests and spectacular view of majestic Panorama Rocks. This complex is situated in the center of scientifically proved longevity region. Typical for this region are the following health features: mountain air breeze circulation, negative air ionization, high biological UV area, air with low microbe quantity, high clean air intensity. The "CASSIOPEIA" complex will be your convenient base for skiing in the winter, and for mountaineering, fishing, biking and relaxation in the summer.
The "CASSIOPEIA" chalets are only 2.5 miles (4 km) from the Studenets ski lift station and 1.9 miles (3 km) from the main road (panorama) between Pamporovo and the city of Smolyan. This development is ideally located for the private buyer and the investor.
Each Chalet consists of two floors with unique open-plan living room, modern fitted kitchen, cozy fireplace and elegant veranda on the ground level. A design staircase with beautiful windows leads to the second floor, where are two double bedrooms with a common terrace and a large bathroom. OPTIONAL
Complete interior design and furnishing will be provided by some of the leading furnishing companies in Bulgaria.
Furnishing packs start from €50 EUR per square meter and include everything necessary for using or letting of the chalet.
RESERVATION
Any CASSIOPEIA chalet can be reserved for 20 days with a non-refundable deposit of €1000 EUR or £660 GBP paid to the bank account of the developer - pR2 Development Ltd.
The buyer is expected to sign a preliminary contract with the development company and to pay the first installment within approx. 20 days after reservation.
The payment of installments will start in October 2006.
It is not necessary to come to Bulgaria in order to reserve a chalet or sign the preliminary contract.
PAYMENT PLAN:

PROPERTY MANAGEMENT
We will offer all property owners in Cassiopeia complex an efficient and highly effective Property Management and Letting service. We will provide professional management and maintenance services for the whole complex and for all chalets, together with regular rental income and investment returns of 5% annual.
MAINTENANCE OF THE COMMUNAL AREAS (compulsory)
The maintenance of the building will provided by the developing company
The annual maintenance fee is €800 Euros and will cover the following:

Maintenance of the gardens, alleys, parking lots and communal areas.

Maintenance of the sauna and fitness/GYM.

Maintenance, cleaning, electricity and water bills for all communal areas.

Security for the villa complex.

Giving/collecting keys for chalets.

Standard repairs occurring from normal use.
LETTING MANAGEMENT (not compulsory)
Marketing all CASSIOPEIA Chalets. Owners who want to rent their chalets to skiers and tourists will be offered our letting services. The professional tour-operators will source the reservations and advertise the chalets. For letting of the chalets we charge 15% of the total rental income.
Regular monthly reports will be prepared and available for the chalet owners who will be able to log into our reservation system and to track the past, current and future reservations, availability and occupation, income, expenses, etc.
PROPERTY MANAGEMENT (not compulsory)
Property management service
The annual charge of €450 Euros per year covers the following services:

Management and maintenance of all relevant documentation.

Organisation of any and all maintenance required at the villa, inclusive of regular cleaning, change and laundry of linen, preparation of the villa for rental, everyday cleaning when the apartment is occupied by tourists, etc.

Organisation and payment of any and all expenses relating to the property to third-party suppliers: eg: bills for power and water supply, digital TV, Internet subscription, cleaning and the general maintenance of the apartment, including repairs and renovation as and when required etc.

Organisation and the payment of the annual property tax (funds must be supplied by the villa owner).

Marketing the property to tour operators and travel agencies for rental to their client base of tourists

Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors.

Organisation, bookkeeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party
service providers, agents, local authorities and tax administration bodies etc.
ENVIRONMENT
Pamporovo
Pamporovo resort is the largest ski resort in Bulgaria. It is situated in the heart of the Rhodope mountains at a distance of 240 kilometres from the capital Sofia and 85 kilometres to the south of Plovdiv, the second largest town in Bulgaria. Both towns have their airports. You can easily get to Pamporovo by bus from either Sofia or Plovdiv. There are direct bus lines. You can also easily get to Pamporovo by car.
Climate
With its 270 sunny days a year, Pamporovo is famous for being the sunniest Bulgarian ski resort. The climate here is mild, there are no abrupt changes in weather, neither are there any winds. The snow cover lasts for over 150 days a year, its average depth is 140 to 150 centimetres, often reaching over 2 metres. The average temperature in the winter is minus 3 degrees Centigrade. Pamporovo is situated at an altitude of 1650 metres above sea level, at the foot of Snejanka peak (1926 metres high), and it is from there that the ski courses start, reaching down to the resort and to the notorious Smolyan lakes.
Conditions for skiing
In the region of Pamporovo the snow days are over 150 a year and the snow cover is steady, reaching up to 2 metres. The season appropriate for skiing and snowboarding begins at the end of November and lasts until the end of April. The ski courses near Pamporovo are situated at an altitude of 1925 and 2000 metres above sea level. They have different degrees of difficulty and the total length thereof is over 18,000 metres. For the lovers of ski running and biathlon there are courses near the Snejanka peak and there is also a shooting range at the Yazovira region. The cableways and ski-lifts of the ski courses have the capacity of 8,500 persons an hour. The resort has several ski schools offering highly-qualified instruction in skiing and snowboarding at various levels. Both national and international ski competitions are held here - Alpine disciplines, ski running, ski orientation, biathlon as well as the greatest Bulgarian competitions in snowboarding - free style.
Smolyan
Smolyan, the administrative centre of the region, is situated 11 kilometres to the south of Pamporovo. The town is a students' and youth's lively centre, offering a number of possibilities for entertainment and cultural life.
